Mortgage Overpayment Planner
Type in your balance, rate and an extra amount, and see how much sooner the mortgage could be paid off and how much less interest you'd pay.
What's inside
- Plan: your mortgage and overpayments on one side, the results on the other: months to pay off, the date, total interest and the difference
- Compare: six different monthly amounts side by side, which you can change
- Schedule: balances month by month for up to 40 years, with and without overpaying, and a chart
- Overpayment Log: what you've actually overpaid this year against your lender's yearly limit
- A check that shows whether your first year of overpayments stays within the limit you set
Good for
- Seeing what an extra 50 or 200 a month would do
- Deciding what to do with a bonus or lump sum
- Keeping within a fixed deal's overpayment limit
Good to know
- It gives estimates that assume your interest rate stays the same and that overpayments shorten the term
- Lenders set their own limits and early repayment charges, so check your mortgage terms before overpaying
- It is a planning tool, not mortgage or financial advice
- Works in Microsoft Excel and free Google Sheets
- Instant download, one-off payment
4 tabs, all set up for you
The formulas are already done. You type in the white cells and everything else updates by itself.

How long does it take to arrive?
It's instant. This is a digital download, so nothing is posted and there's no delivery wait. Your download link appears on the order confirmation page straight after payment and is emailed to you too. If you can't see the email, check your junk or spam folder.
Which countries can I buy from?
You can buy from the UK and the United States. US prices are shown in US dollars, and you can switch the spreadsheet to $ on the Start Here tab. We're working on opening up to more countries, so join our email list below to hear first.
Do I need Excel?
No. It works in Microsoft Excel and in free Google Sheets. In Google Sheets, go to File, Import, Upload and choose the file.
Will it work on a Mac, iPad or phone?
Yes, in Excel for Mac or Google Sheets in any browser. The Google Sheets app is handy for quick updates on your phone, but setting it up is easier on a bigger screen. Apple Numbers can open the file, but some features may not work the same.
Can I use it again next year?
Yes. It's a one-off payment with no subscription. Keep a clean copy and start a fresh one whenever you like.
How do I get my file?
You'll get a download link on the order confirmation page and by email as soon as you've paid.
Is this financial advice?
No. It's a planning tool that does the maths for you. For free, impartial guidance, see MoneyHelper.
